Once received, we will contact you to meet you physically or by video conference if you are not on Koh Samui.
Over a cup of coffee, we will get to know each other and you can ask us any questions you may have so that everything is clear to you.
An agreement is then signed between us, so everyone is secure.

If they agree, fill in the referral form with all the details of your friend.
If two referrers wish to put the same seller (or buyer) in contact with asian.estate, the one who provided their contact details first using the referral form will prevail.

As soon as the sales mandate is signed between asian.estate and your friend, your referral is validated and registered in our database.
A confirmation email is sent to you to congratulate you on the connection.
Your work ends here and asian.estate takes over.

An asian.estate client has decided to buy your friend’s property. You are kept informed throughout the entire sales process, even if there are negotiations. So everything is transparent!
48 hours after the transaction is finalized between the buyer and the seller, we send you your referral commission.

Who can become a referrer?
Any individual or company can register. However, real estate agents in general, a shareholder, board member, employee or agent of a company active in the real estate business cannot be eligible to become an asian.estate referrer.
I am interested, how can I register for the referral program?
Simply fill in the form below. As soon as we receive it, we will contact you so that we can meet in our offices. This will allow us to meet and get to know each other. We will also answer any questions you may have. Following our meeting, please note that asian.estate reserves the right to accept you as a referrer (see question 1: Who can become a referrer?)
Will there be a contract or agreement between us?
Yes, of course. This makes it possible to set clear rules between us and thus to be completely secure, both for you and for us. This agreement will be presented to you and handed over to you when we meet in our office.
Privacy
Once you are registered and accepted as a referrer in our program, this remains and will remain entirely confidential between you and asian.estate.
Can I be a referrer and refer myself?
Self-referral is not allowed by asian.estate.
Do you accept all nationalities?
Yes, of course. Thai citizens are also welcome.
How do I introduce a referral and his property?
As a referrer, registered with asian.estate, you will have access to a private form that will allow you to indicate your referral and his property that is for sale.
Where does a property have to be located for me to refer it?
It must be located exclusively on Koh Samui.
What type of property can I submit to asian.estate?
For example, you can present a villa or a flat. Also a business, such as a hotel or a restaurant. However, we do not accept real estate programmes for sale off-plan.
What happens once I have introduced a referral?
Asian.estate will contact him/her, and we will arrange a meeting at his/her property. We introduce asian.estate and clearly explain the sales mandate which can be “exclusive” or “non-exclusive”. Everything must be perfectly clear to your referral. The property will be registered with you as a referrer from the moment the sale mandate has been signed by your referral.
However, Asian Estate reserves the right not to take on a sale mandate for a property, business or land presented by the referrer that does not meet the agency’s criteria. This may be the general condition of the property offered for sale, or any other observed or hidden element that may hinder a clear and transparent transaction for a potential buyer. The referrer will be informed whether or not a sale mandate is taken.
What happens if the property is already registered with asian.estate by another referrer?
After receiving the form, Asian Estate will check that the property is not already listed by another referent or that it has not been the subject of a direct sales mandate by Asian Estate. Asian Estate will immediately inform the referrer if this is the case. We will apply the rule of first served.
Is there a limit on the properties I can refer?
No, it has no limit (which is the case in France for example), nor in time. You are free to sponsor owners who wish to sell their property as many times as you wish.
When will I receive my commission as a referrer?
The referrer’s remuneration is due upon the effective completion of the sale of the property: In particular, the sale will be considered effective after : Payment of the agency’s commission for an “exclusive” or “non-exclusive” sales mandate entrusted to Asian Estate.
The transfer of the referrer’s commission will always be done by bank transfer to the referrer’s bank account. The bank account must be located in Thailand. We do not accept transfers to banks located outside Thailand or to Paypal, Stripe…
What is the agency commission rate that asian.estate applies?
asian.estate charges a 5% sales commission rate, with a fixed amount of THB 200,000 for transactions below THB 4,000,000.
Above THB 30,000,000, the percentage is reduced to 3%.
How much commission do I get as a referrer?
The percentage is 25% of the Asian Estate commission. The referrer’s commission is due upon the effective completion of the sale of the property: In particular, the sale will be considered effective after : Payment of the agency’s commission for an “exclusive” or “non-exclusive” sales mandate entrusted to Asian Estate.
When do I get my commission?
You will receive your commission 48 hours (business day) after receiving the commission payment from Asian Estate.
